Who we are and what this is

Caribbean.Properties is a listings platform operated by Price Properties Global LLC. We publish property listings supplied by agents, owners and developers, and we put buyers and renters in touch with them.

We are not an estate agent, broker or party to any transaction. We do not value property, hold deposits, act as escrow, or represent either side of a sale. Any agreement you reach is between you and the other party.

Accounts

You must give accurate details, keep your password to yourself, and tell us if you think someone else has got into your account. You are responsible for what happens under it.

Choosing "agent" or "owner" when you sign up lets you publish listings. Administrative roles are granted by us and cannot be self-selected.

Each agent, owner or agency may hold one free account. Accounts opened to get around a plan's listing limit may be suspended — see the listing rules.

Listings

Each time you publish a listing, you confirm that:

• You have the right to market this property. Either you are its registered legal owner, or you are an agent or broker the owner has instructed in writing, under an agreement that is signed and still in force.
• The details are accurate, and the price is one the seller will actually consider.
• You own the photographs, or have permission to use them.
• It is a real property that is genuinely available.
• Publishing it here breaks nothing else — no law or licensing requirement where the property is, no exclusive agreement with another agent, and nobody else's rights.

Where marketing a property lawfully requires a licence in its country, holding that licence is yours to do, not ours to check. We verify what we are able to — see verification — but being able to make a check is not the same as guaranteeing the answer, and we do not guarantee it.

What is and is not acceptable is set out in the listing rules, which form part of these terms. We may remove a listing that breaks them, and we may suspend an account that does so repeatedly.

You keep ownership of your listing content. You give us permission to display it on this site and in search results while it is published.

Plans and prices

Listing is free to start. The paid plans are:

• Free — Free. 3 active listings — 1 if you are a private owner selling your own property — and 10 photos each.
• Professional — $134/mo, or $1,340/yr. 50 active listings, 50 photos each, analytics and priority placement.
• Premium Partner — $269/mo, or $2,690/yr. 100 active listings, 50 photos each, advanced analytics and top placement.
• Brokerage — $629/mo, or $6,290/yr. Unlimited listings, 50 photos each, and the same analytics and placement as Premium Partner.

Subscriptions are billed in advance, monthly or yearly, and renew for the same period until cancelled. A yearly subscription costs 10 months' price for twelve months. Founding Member rates apply on either period. Front-page placement is sold separately, by the month per listing — a Lead position for three months to start — at the rates on the advertise page. Prices are in US dollars and may change — a change never affects a period you have already paid for.

Payment is taken by Paddle, who act as merchant of record. Their terms apply to the payment itself. See our refund policy.

Promoted placement, and what it does not buy

Paid plans and paid placement affect the order listings appear in. Promoted listings are marked as such wherever they appear, and we will not present paid placement as an editorial recommendation.

The verified badge is not for sale at any price. It is granted by us after we have checked an agent is who they say they are. No plan includes it, and no amount of spending obtains it — if it could be bought it would stop telling a buyer anything worth knowing. Accounts on the Free plan pay a $26 fee to be reviewed, refunded in full if the application is not approved: that fee buys the review, never the outcome.

What we do not promise

Listings come from third parties. We do not verify that every price, measurement, boundary, title or photograph is accurate, and you should not treat a listing as a statement of fact by us.

The cost guides are estimates for budgeting, compiled from published sources and dated. They are not legal, tax or financial advice, no practitioner in those jurisdictions has reviewed them, and rates change. Take professional advice before you commit to anything.

We try to keep the site available and accurate, but we do not guarantee it will be uninterrupted or error-free.

Suspension and removal

We may remove a listing or suspend an account that breaks these terms or the listing rules. Where we take a listing down it stops being publicly visible but is not deleted — you keep access to it, so a removal can be discussed and reversed if we got it wrong.

You can close your account at any time from your account settings.

If a listing you published causes a claim

If someone brings a claim against us over a listing you published — that you had no right to market the property, that its description misled them, or that the photographs were not yours to use — that claim is yours to answer and yours to pay for. You agree to defend us against it and to cover what it costs us: damages, anything paid to settle it, and our reasonable legal fees.

This covers Price Properties Global LLC, the people who work for it, and anyone acting on its behalf, and it applies whoever the claim comes from — an owner, another agent, a buyer, a photographer or an authority. It outlives your account: closing one does not end it for listings published while it was open.

Three limits, so that it is not a blank cheque. It does not cover a claim brought about by something we did wrong rather than by your listing. It does not make you pay twice for the same loss. And we will tell you about a claim promptly, let you conduct the defence if you want it, and not settle one in your name without asking you first.

Liability

Nothing here limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be limited. Subject to that, we are not liable for the conduct of other users, for a transaction you enter into, or for indirect or consequential loss.

Governing law

These terms are governed by the law of Wyoming, United States.

Changes

We may update these terms. The date at the top shows the last substantive change, and we will tell account holders by email about changes that materially affect them.
