A property portal for the Caribbean and the coasts around it — 42 markets, from the Bahamas to the Guianas.

This document is a draft. It describes how the service actually works, but no lawyer has reviewed it. Do not rely on it, and do not take payment against it, until one has.

What we are trying to do differently

Most Caribbean property portals will not tell you what a purchase actually costs. The asking price is rarely what you pay: transfer taxes, stamp duties and foreign-buyer licences can add anything from under 1% to more than 17%, and which side of the transaction owes them varies by country.

So we publish cost guides for 42 markets. Every figure is traced to a published source and carries the date it was checked. Where we have not been able to verify a market properly, we say so and show no calculator rather than guessing — a wrong number here is worse than no number.

Citizenship by investment

Buying into a government-approved development can earn citizenship in 5 Eastern Caribbean countries, from US$200,000. Only named projects on each government's list qualify, and the property has to be held for a set number of years.

Listings inside an approved project are flagged as such, and the citizenship guide sets the minimums, holding periods and government fees side by side, each from the official programme.

How we make money

Stated plainly, because a portal's incentives determine what you are shown:

  • Subscriptions from agents and owners who list with us. See pricing.
  • Front-page placement, sold by the month per listing. See advertise.

We take no commission on any sale, and we are not paid by buyers. Anything appearing because someone paid for it is labelled as promoted wherever it appears.

The verified badge is not part of any of that. It is granted by us after checking an agent is who they say they are, and cannot be bought at any price — a badge you can purchase tells a buyer nothing. Free accounts pay $26 for the review itself, refunded in full if the application is not approved.

How listings are ordered

Paid plans and paid placement raise a listing's position, and those listings carry a promoted label. Front-page slots are deliberately capped below the number a row holds, so every row keeps at least one listing that wasn't bought — a fully sold row is an ad board, which costs exactly the trust advertisers are paying to reach.

The rows that show other markets work the same way. Under a listing, and when a market has few listings of its own, we show listings elsewhere that match it: the same sale or rental, a similar price, and the same search. Only listings that match are shown; among those, paid plans come first, with the same promoted label.

Moderation

Anyone can report a listing without an account, and reports are reviewed by hand rather than acted on automatically by volume. What we remove and what happens next is set out in the listing rules.

Privacy

There is no third-party analytics, advertising or session-recording on this site, we do not store IP addresses, and listing view counts are aggregate totals that do not record who viewed anything. The privacy policy sets out the detail.
