Who carries the taxes and fees
What the seller pays — not you
- Transfer tax — 2%2% since 1 April 2019, down from 5%. Tax Administration Jamaica states it is borne by the vendor.
- Stamp dutyFlat JMD 5,000 per document since 1 April 2019, replacing the former 4% ad valorem duty. Customarily split with the seller.
- Registration fee — 0.5%0.5% payable to the National Land Agency, customarily split with the seller — but who bears it is a matter for the sale agreement.
Guides that add every tax together and present the total as a buyer's bill overstate the cost. These are the seller's.
Can you buy as a foreigner?
No licence required
No licence or permit required, and no residency test — foreign buyers take freehold title on the same terms as Jamaicans, and pay the same rates. You will need a Taxpayer Registration Number (TRN). Agricultural land is the exception and is generally restricted.
No approval to wait for
With no permission to obtain, the timeline is set by conveyancing rather than by a government queue.
